Which layer has failed, where does water enter, where does it travel, and what does it reach. A roofer who can answer that in a sentence is diagnosing. A roofer who answers with adjectives, who says the roof is shot or in bad shape or ready to go, without describing the mechanism, is not diagnosing. Deteriorated sealant, visible tar patching, or obviously improvised flashing belongs here. It is functioning, for now, and it is going to stop.

Gutters that overflow, sag, or leak at the seams belong here, along with the fascia damage they cause. Edge water is patient and it is destructive.

Thick moss or heavy debris in valleys belongs here. It is holding water against the surface and it is a maintenance task, not an emergency.

A single interior stain that is new, small, and not spreading belongs here, with the pencil test running in the background. If it crosses the line, it moves to the act-now bin.

The watch-and-document bin

These are the conditions where the correct action is genuinely to do nothing except record.

Algae streaking. Fading and uneven color. Old, dry, hard-edged stains that survive a primer-and-paint test. Minor granule sediment on a young roof. Small cosmetic mismatches from a past repair. A roof that is simply old, without any of the functional failures above, is also a watch item, tracked against the material’s service life so the replacement is a planned expense rather than a crisis purchase.

Watching is not passive. Watching means photographing on a schedule, from the same positions, so that the comparison is real rather than remembered. Human memory for slow visual change is close to useless, which is why the pencil line on the ceiling and the dated photo from the same corner of the yard do more diagnostic work than an hour of squinting.

The Signs That Look Minor but Are Serious

Some symptoms are dangerous precisely because they are unimpressive. They do not look like a problem, so they get deferred, and deferral is what makes them expensive. These are the ones worth knowing by name.

A stain the size of a coffee cup is the classic. It is small, so it reads as small. But size on the ceiling has almost nothing to do with size at the source. Then look at the ridge against the sky and ask whether it is straight. Then sight along the plane at an angle and ask whether it is flat. Photograph every slope from a fixed spot. Stand somewhere repeatable, a corner of the driveway, the edge of the patio, and take the same frame every time. The attic check

Do this on a bright day, ideally during or right after rain if you can manage it safely, because a leak you can see running is a leak you can locate. Bring a strong flashlight and turn off the attic light so the flashlight does the work.

Step only on the joists or on a stable walkway. The drywall between joists holds nothing; a foot through a ceiling is the most common attic injury and it is entirely avoidable. If the attic has no safe footing, stay at the hatch and look from there, which is still worth doing.

Sweep the flashlight across the underside of the decking and look for stains, dark streaks running down rafters, rust on nail points, and any wood that looks darker than its neighbors. Look at the perimeter where the roof meets the walls. Look around every penetration you identified from outside: the chimney chase, the vent pipes, the fan ducts. Look for daylight where daylight should not be. Look at the insulation for flat, matted, or discolored areas.

Smell. Feel the air. An attic that is noticeably humid, or where the underside of the decking is damp or frosty in cold weather, is telling you about ventilation and household moisture rather than a hole, and that is a genuinely different repair. Check whether bathroom fans actually vent to the outside or simply dump into the attic, which is a shockingly common defect and a reliable producer of leak-like symptoms.

Photograph what you find, and photograph the location so you can find it again. A picture of a stain with no context is useless; a picture of a stain with a vent pipe and a rafter visible in the frame is a map.

The after-storm check

After significant wind or hail, run the ground walk-around and the attic check within a few days, before the next storm complicates the picture. Look specifically for what was not there before, which is why the dated photos matter so much.

Look at things other than the roof, because they are easier to read and they report the same event. Dents in gutters, downspouts, metal vent caps, and window screens are hail’s signature and are far more visible than bruising on shingles. Dents on the car, on a grill lid, on a mailbox, on soft aluminum anywhere, tell you the size and force of what hit the house. A yard full of shingle granules, or pieces of shingle, tells you the roof gave something up.

What Causes Roof Leaks in the First Place

Symptoms are more useful when you know the mechanisms behind them, because the mechanism tells you what a real repair looks like and what a fake one looks like. Roof leaks come from a short list of causes, and almost every symptom in this guide traces back to one of them.

Age and material fatigue

Every roofing material has a service life, and every one of them ends the same way: the material stops being able to do the thing it was made to do. Asphalt hardens and loses its granules. Storm and wind damage

Wind does not usually tear a roof off. It works the edges. Wind creates lift at the perimeter, the rake edges, the ridge, and any place a tab is not fully bonded, and it works those places repeatedly. The failure sequence is nearly always the same: a seal breaks, the tab lifts a little in each subsequent gust, the lifting breaks the neighbor’s seal, and eventually a piece leaves. In cold regions, the most common winter roof failure is not the roof at all. It is an ice dam, and an ice dam is a heat problem wearing a weather costume.

The mechanism is worth understanding because it explains why so many winter leaks are misdiagnosed. Heat escaping from the living space warms the underside of the roof deck. Snow on the warm part melts. The meltwater runs down the slope until it reaches the eave, which overhangs unheated space and stays cold. There it refreezes, building a ridge of ice. The next round of meltwater backs up behind that ridge and now sits as standing water on a surface designed to shed, not to pond. Tile and slate are the long-life materials, and their signature failure is deceptive: the tiles are fine and the roof is leaking. Low-slope and flat membranes report through ponding, seam separation, blisters, shrinkage pulling at the edges, and punctures. Standing water that is still there a day or two after rain is the sign that matters most, because a low-slope roof is designed to drain, and a low-slope roof that ponds is either sagging or blocked at the drain.

Across every material, the interruptions still lead. Whatever your roof is made of, the chimney, the valleys, and the penetrations are where trouble starts.

Reading a Roof by Its Stage of Life

The same symptom means different things depending on where the roof is in its life, and this context is what turns a sign into a decision.

On a young roof, in its first several years, any leak is a defect until proven otherwise. Materials do not wear out that fast. A leak on a young roof means installation, a penetration detail, or damage, and every one of those has someone attached to it: an installer with a workmanship warranty, a manufacturer, or an insurer. The right response to a symptom on a young roof is to document it and go back to whoever built it, not to hire someone new to patch it, because patching it may void the very warranty that should be paying for it.

On a middle-aged roof, symptoms are usually maintenance items. Boots crack. Sealant ages. Flashing that was adequate becomes marginal.
